Why surveyor evidence matters in our cases

Almost every housing disrepair claim we run turns on the condition of the property, and the condition of the property is established by an independent expert inspection. Under the Pre-Action Protocol for Housing Conditions Claims, the parties are encouraged to agree a single joint expert or arrange a joint inspection, and the surveyor's report becomes the central evidential document in the claim: it identifies the defects, their likely cause, the remedial works required and, where relevant, the presence of hazards under the Housing Health and Safety Rating System.

That means the surveyors we instruct are not producing a formality. Their reports are relied on in negotiation and, where matters do not settle, in court. Reports must be independent, thorough, CPR Part 35 compliant, and delivered to deadline, because Protocol timescales do not wait.

We instruct surveyors on matters across England, with a concentration of work in the North West. Instruction volumes are steady year-round.

What we look for in panel surveyors

Membership of RICS or an equivalent recognised professional body
Experience inspecting residential properties for disrepair, damp, mould and HHSRS hazards
Familiarity with the Pre-Action Protocol for Housing Conditions Claims and CPR Part 35 duties to the court
Clear, well-structured reports that a judge and a lay client can both follow
Reliable availability for inspections and consistent turnaround on reports
Appropriate professional indemnity insurance
